CHL is seeking a visionary Director & Licensee – Real Estate Services to lead our dynamic real estate division, driving strategic growth, operational excellence, and compliance across residential and commercial portfolios.

Horizon Housing Realty (HHR), a licensed real estate agency within the CHL Group, specialises in rental services tailored for seasoned investors. Our mission is to deliver an unparalleled property management experience, driven by a team of real estate professionals committed to outstanding service.

HHR manages a diverse portfolio ranging from single-family homes to multi-storey developments. Notably, we are expanding our reach with a robust pipeline of build-to-rent projects soon to come under our management.

In line with our dedication to strengthening the communities we serve, revenue generated through property management and rental assistance initiatives is reinvested into developing and managing additional housing. This approach enables us to broaden our support for individuals experiencing housing stress.

The Role

We’re looking for a strategic powerhouse and operational expert to lead and grow our real estate entity. This pivotal role combines strategic direction with operational oversight, ensuring excellence in property sales, leasing, and management. As the appointed Licensee-in-Charge, you will uphold the highest standards of compliance with all legislative and regulatory requirements under state-based real estate laws.

The Director will drive business performance by executing growth strategies, fostering a high-performance culture, and delivering exceptional client outcomes. You will oversee the daily operations of sales and property management teams, ensure robust trust account governance, and actively engage with key clients and stakeholders. With full accountability for financial performance, you’ll also manage budgets, optimise revenue, and guide pricing and commission frameworks.

Key responsibilities

In this role you will:

  • Strategic & Operational Leadership: Develop and execute growth-focused business plans, identify market opportunities, and lead service expansion. Oversee day-to-day operations across sales, leasing, and property management, ensuring performance targets and service excellence are achieved.
  • Compliance & Governance: Fulfil duties as Licensee-in-Charge, ensuring adherence to all legislative and regulatory requirements, including trust account oversight, audits, and professional conduct standards.
  • People & Culture: Recruit, mentor, and retain high-performing teams. Drive a collaborative culture focused on accountability, professional development, and succession planning.
  • Client & Stakeholder Engagement: Build strong relationships with clients, developers, and community stakeholders. Represent the agency in industry forums and ensure a consistently high-quality customer experience.
  • Financial Management: Manage divisional budgets, forecasts, and reporting. Drive revenue growth, cost efficiency, and oversee pricing and commission frameworks.

About you

As the strategic and operational leader of the real estate division, the Director of Real Estate Services is accountable for driving business growth, ensuring compliance, and delivering outstanding client outcomes, while fulfilling statutory obligations as the Licensee-in-Charge.

To be successful in this role, you will have the following:

  • Minimum 10 years’ experience working in facilities or property management
  • Experience leading or supervising teams
  • Excellent communication and interpersonal skills with the ability to build and maintain effective working relationships with internal and external stakeholders
  • Ability to work flexibly in a fast paced and dynamic environment
  • Sound knowledge and application of WHS practices
  • Demonstrated computer literacy in Microsoft windows and asset management systems
  • Current Drivers Licence
