Description:
This role is pivotal in supporting the Senior BMC Manager in the oversight of shared infrastructure across Rhodes Central while independently managing the safe, efficient, and compliant operation of a multi-use loading dock. The successful candidate will coordinate deliveries, manage access, oversee waste operations, and uphold WHS standards—all in alignment with the Shared Management Statement (SMS) and Facilities Management Plan.
About the role:
Loading Dock Operations
- Manage daily dock operations, including delivery scheduling, vehicle access, and traffic flow.
- Maintain booking logs and coordinate with tenants for special access or fit-out requirements.
- Enforce access control protocols for vehicles, contractors, and maintenance staff.
- Secure dock and access points after hours and during non-operational periods.
- Coordinate bin storage and waste collection to avoid disruption to dock operations.
- Monitor hazards, report incidents, and ensure all safety signage and compliance measures are in place.
- Assist with inspections and maintenance of shared BMC assets, including:
- Fire systems, mechanical fans, CO sensors, and gas infrastructure.
- Car park levels B3–B8, scent control systems, and stormwater pits.
- Rooftop gardens, retail garden roofs, and perimeter landscaping.
- CCTV, intercom, lighting, and access control systems.
- Conduct routine checks and report faults or hazards to the Senior BMC Manager.
- Support the upkeep of common areas including lobbies, car parks, and retail zones.
- Compliance & Risk Management
- Maintain incident logs, access permits, and contractor documentation.
- Support the preparation of AFSS records and WHS reports.
- Conduct basic risk assessments and assist with safety audits across shared zones.
- Stakeholder Engagement
- Liaise with retailers, strata committees, building managers, and Facility 56 operations.
- Act as a point of contact for delivery personnel and contractors regarding dock operations.
- Assist in preparing operational updates and reports for the Senior BMC Manager.
- Experience in facilities, logistics, or building operations, ideally in mixed-use or strata-titled complexes.
- Strong organisational and communication skills.
- Proficiency in booking systems, record-keeping, and incident reporting.
- Sound knowledge of WHS protocols and compliance standards.
- Desirable Qualifications
- Forklift license
- First Aid certification
- WHS or Facilities Management training
Site-based role with full-time availability.
Standard hours aligned with delivery schedules.
Flexibility required for early/late deliveries and peak fit-out periods.
Reports directly to the Senior BMC Manager with support from Structure’s regional and operations teams.
