About the Company
An exciting opportunity to take ownership of a diverse private portfolio of residential and commercial properties, plus a growing number of Airbnb listings.
The properties are primarily based in the Illawarra region, with additional assets in Batehaven, Coffs Harbour, Ballina Shire, and Brisbane. You’ll work directly for the landlord with the support of a small, professional team, enjoying flexibility and independence in managing the portfolio.
Key Responsibilities
- Oversee a portfolio of residential homes, commercial properties, and Airbnb listings.
- Conduct leasing inspections, tenant selection, ingoing/outgoing inspections, and prepare reports.
- Manage routine maintenance and meet trades onsite across Illawarra and other regions where required at varied times outside of usual business hours at times.
- Project manage property renovations and Airbnb fitouts.
- Respond to tenant enquiries and manage relationships across residential and commercial assets.
- Monitor occupancy and ensure Airbnb properties are marketed effectively.
- Handle rent reviews, lease renewals, and arrears (accounts support provided).
- Ensure compliance with both NSW and QLD tenancy laws and attend NCAT hearings as required.
- Provide regular updates to the landlord on performance, occupancy, and property condition.
Qualifications (Key Focus)
- Proven experience in property management, including residential and/or short-term rentals.
- Strong organisational and administrative skills with the ability to multitask and prioritise effectively.
- Ability to work independently and manage multiple properties (up to 50).
- Available for open homes when required
- Knowledge of property management software (IGMS, PropertyMe, Airbnb etc. an advantage).
- Excellent communication skills for managing tenants, contractors, and the landlord.
- A car and driver’s licence for inspections and open homes (Illawarra-based, with travel to Wollongong, Sydney South West, and occasionally further afield).
- High availability and readiness to handle urgent matters via mobile at any time.
Additional Information
- Hybrid role: Flexibility to work from home and/or the Wollongong and Sydney South West office.
- Full-time availability required - 38 hours per week.
- Occasional travel to Wollongong and infrequently Batehaven and Brisbane.
- Dynamic, independent role with strong autonomy, reporting directly to the landlord.
